The inspection covers what is visible and accessible. Anything that cannot be evaluated safely or non-destructively gets noted in the report with an explanation of why.

Our Report
RTI pays attention to the details so you do not have to.
You are welcome to walk through the home with Robert during the inspection, and most clients who can make it find the experience genuinely useful. He will point things out as he goes and answer questions on the spot. If your schedule does not allow it, that is fine too. The findings are documented either way.
Within 24 hours of the inspection, you will receive a complete Spectora report covering every system in the home, with photos and clear descriptions for each issue identified. Major concerns are flagged separately from items that fall under routine maintenance, so it is easy to see what needs attention now and what to plan for over time.
The report becomes the basis for the conversation with your agent and, when relevant, the seller. If anything in it is unclear once you have had a chance to review, call or text. Robert will walk you through it.
The job is not complete until you feel comfortable and all of your questions and concerns are answered.
