Home Inspections in Melissa
Melissa sits where State Highway 121 meets US 75, and that intersection explains most of what has happened here. A small town that was mostly farmland fifteen years ago is now a city of master-planned neighborhoods, with Liberty, North Creek, Wolf Creek Farms, and Milrany Ranch among the names buyers hear most, and an H-E-B at the highway junction as a marker of how much the population has grown. Nearly every home a buyer looks at in Melissa was built after 2005, and a real share of them are either brand new or still inside the builder’s one-year warranty.
That shapes the inspection. On a young house the question is rarely “what has worn out.” It is “how well was this put together, and is anyone still on the hook for it.” I answer it from more than 30 years in residential construction, now as a TREC-licensed inspector working Melissa from Gunter, where I run RTI Home Inspections.
What Melissa Homes Tend to Need a Closer Look At
Workmanship varies house to house, even on the same street
Crews have been building across several Melissa communities at once for years, and quality is not consistent from one lot to the next. The recurring findings are attic insulation short or uneven, HVAC ducting crimped, poorly supported, or disconnected, outlets reverse-wired or missing GFCI protection, and penetrations through the exterior or the garage firewall left unsealed. None of it is unusual on a young home. It simply needs to be documented before the warranty window closes.
Water at the slab, including water the homeowner is adding
The expansive clay under Melissa moves with moisture, and a newer engineered slab only performs as well as the drainage around it. Grading and downspout discharge are the usual suspects, but on Melissa’s newer lots the irrigation system is often the bigger one: sprinkler heads aimed at the foundation, heads spraying the brick and the downspout, and zones running long enough to keep the soil against the slab permanently wet. I check grading, discharge points, and the early indicators of movement. Add a lawn irrigation inspection to the same visit and I’ll run every zone.
Hail damage on roofs that still look new
Melissa is in the path of the hail that crosses North Texas several times a year, and a roof only a few years old can carry functional damage that is invisible from the street. I walk the roof where it is safe to do so, evaluate shingles, flashing, valleys, and penetrations, and note when a roofing specialist should look before closing.
Liberty’s early sections are not Liberty’s last sections
Liberty built out over roughly two decades, so a resale there might be a 2005 home with original equipment now due for replacement, or a 2020 home with a warranty that may still be open. The same is true, at a smaller scale, in the older phases of North Creek. I read the house against its actual age, not the neighborhood’s reputation.
Check the warranty status on any resale under two years old
If the original buyer never had an 11-month warranty inspection done, a home changing hands at 14 or 18 months may still have items the builder is obligated to correct. Ask where the warranty stands before you close, and schedule the inspection early enough to submit the list.
Scheduling an Inspection in Melissa
For new construction, a new construction inspection before the final walkthrough is the highest-value visit, and the New Build Bundle keeps me as your inspector through pre-drywall, final, and the 11-month check. For a resale, a standard home inspection with irrigation added is the usual choice. Your report arrives within 24 hours.
I also serve McKinney just south on US 75, Anna just north, and the rest of the service area.

Nearly all of Melissa was built after 2005, so most inspections here come down to how well a house was put together. I'm Robert Wroblski, and my 30-plus years in residential construction taught me where workmanship tends to slip when crews are moving fast.
