Home Inspections in Prosper
Prosper went from a small town straddling the Collin and Denton county line to one of the fastest-growing communities in North Texas in about a decade, pulled north by the Dallas North Tollway and US 380. Most of what changes hands here is new or nearly new. Windsong Ranch on the Denton County side, Star Trail, Whitley Place along Wilson Creek, and Lakes of Prosper east of the Tollway are the names buyers hear most, and behind them are dozens of smaller sections where production and semi-custom builders are working several lots at once.
Buying new in Prosper can be a sound decision, as long as someone who is not paid by the builder looks at the house before you close. I come to Prosper straight down Preston Road from Gunter, where I run RTI Home Inspections. I put in more than 30 years in residential construction before earning my TREC license, and I have photographed enough Prosper attics and wall cavities to know where the shortcuts hide.
New Construction in Prosper Deserves Three Looks, Not One
Because so much of Prosper is either brand new or still under builder warranty, the most useful thing a buyer here can do is treat the inspection as a sequence.
Pre-drywall, while the walls are still open
A pre-drywall inspection is the only opportunity to see framing, plumbing rough-in, electrical rough-in, and HVAC ducting before drywall closes it all in. In Prosper’s larger communities that window can be a matter of days between the rough-in trades finishing and the drywall crew showing up, so tell your builder at contract signing that you intend to bring an independent inspector at that stage.
Final inspection, before you sign
A new construction inspection shortly before your final walkthrough gives you a documented punch list while the builder still has every reason to correct it. Municipal inspectors verify minimum code compliance and the builder’s quality control team answers to the builder. Neither one is working from your side of the transaction.
Eleven months in, before the warranty closes
A Prosper home that has been through one full cycle of Texas summer heat, winter cold, and spring storms will show things it did not show at closing. An 11-month warranty inspection documents them while the builder is still obligated to fix them. All three stages can be booked together as the New Build Bundle.
What Prosper Homes Tend to Need a Closer Look At
Fast-built homes on North Texas clay have a recognizable pattern of findings.
Expansive clay and slab performance
Prosper sits on the same expansive clay that runs under the rest of the region, and it swells and shrinks with the seasons hard enough to move a slab. Newer engineered slabs are designed for it, but a slab only performs as well as the site prep, grading, and drainage around it. I look for the early indicators: separation in brick mortar joints, doors that no longer latch square, trim pulling away at the corners, and downspouts or grading that keep water sitting against the foundation.
Production workmanship in the framing and behind the drywall
Homes finished quickly by crews rotating across many lots share a family of defects: wiring run through studs without the protective nail plate, HVAC ducting crimped or poorly supported in the attic, insulation left short over exterior walls, outlets miswired or lacking GFCI protection, and unsealed penetrations where gas lines, refrigerant lines, and vents pass through the envelope. Most of it is cheap to correct while the builder still owns the problem.
HVAC systems that were never fully commissioned
Air handlers in Prosper attics are frequently found with condensate lines that drain slowly or not at all, secondary drain pans already rusting in a home only a few years old, and float switches that were never wired. In a Texas summer that combination puts water in a ceiling. I document the visible condition of the equipment, the drain configuration, and the temperature split at the registers.
Envelope gaps and pest entry
Brick veneer, stone, and stucco on new Prosper homes often have unsealed gaps at penetrations and terminations. They let in water, conditioned air, and insects, and they are easy to miss on a walkthrough because they sit low, high, or behind landscaping. They photograph well in a report, which makes them easy for a builder to address.
Older homes and acreage near Old Town
Not all of Prosper is new. Homes near the original downtown along Broadway and on the larger lots along the county roads carry the ordinary considerations of age: panels and water heaters running on original equipment, roofs that have absorbed years of hail, and septic or well components on the acreage properties. Those homes get the same inspection, read against their age instead of against a builder’s warranty.
Scheduling an Inspection in Prosper
Most Prosper buyers start with a standard home inspection and add what the property calls for, such as a lawn irrigation inspection or a pool and spa inspection on the larger lots. I deliver the report within 24 hours, organized by system, with photos and plain descriptions you can hand straight to your builder or your agent.
I also serve McKinney to the east, Gunter up Preston Road, and the rest of the service area.
