What to Expect With Your Home Inspection

Everything that comes with a TREC home inspection.

Most home inspections feel like a black box. The inspector shows up, disappears around the property for a few hours, and hands over a report full of jargon. That is not how RTI Home Inspections works. From the first phone call through the final report, you will know what is happening, what Robert is looking for, and why it matters.

Before the inspection

Scheduling takes a few minutes online or by phone. Robert confirms the property, the timing, and anything specific you want a close look at, such as a foundation concern in the seller's disclosure or a roof that has already been repaired. Agreements and payment are handled online ahead of time, so nothing is left to sort out on inspection day.

During the inspection

You are welcome to walk through the home alongside the inspection. In fact, Robert encourages it. He will point things out as he goes, explain what is normal wear versus a real concern, and answer whatever questions come up. After more than 30 years in residential construction, he has a good eye for what holds up over time and what tends to cause problems down the road. If you cannot attend, that is fine too. You and your agent get a thorough walkthrough by phone once the inspection is done.

Every RTI Home Inspections inspection follows the Standards of Practice set by the Texas Real Estate Commission, the state agency that licenses and regulates home inspectors in Texas. That covers the structural systems, roof, electrical, plumbing, HVAC, and built-in appliances. Robert inspects what is visible and accessible. If something cannot be evaluated safely or without damaging the property, he notes that in the report and explains why.

After the inspection

Once the walkthrough is finished, Robert summarizes what he found in plain language. Major issues that need attention before closing get flagged clearly. Smaller items, the kind that come with normal home ownership, get noted as things to keep an eye on. Nothing is buried.

You will receive a detailed Spectora report within 24 hours of the inspection, delivered as a web link and a downloadable PDF. The report includes photos of every issue found, written in language a homeowner can actually follow. If anything in the report is unclear, call or text. Robert is happy to walk through it with you again.

Included in Your Inspection

Every inspection reports on the following systems, to the extent they are visible and accessible on the day of the inspection.

Structural Systems

Foundations, grading and drainage, basements, walkways, and floor, wall and ceiling structures.

Roofing

Roof coverings, drainage systems, flashings and skylights, chimneys and other roof penetrations.

Electrical Systems

Service entrance and panels, branch circuits, connected devices and fixtures, smoke and carbon monoxide detectors, and confirming that outlets are GFCI-protected where required.

Plumbing

Fixtures and faucets, water supply systems, drain, waste and vent systems, water heater, vents, flues and chimneys, and any sump pumps or fuel storage and distribution systems.

Heating, Ventilation and Air Conditioning

Heating and cooling equipment, ducts, vents and flues.

Appliances

Dishwasher, garbage disposal, range hood, range or oven, cooktop, microwave, trash compactor, bathroom exhaust fans, garage door operator, and other built-in appliances.

Add-on services such as irrigation systems, pools and spas, guest houses, and pre-drywall walkthroughs can be scheduled alongside a home inspection. Ask when you book.
