An Inspector Who Lives in Gunter
I run RTI Home Inspections out of Gunter. I live here, drive FM 121 and Preston Road every week, and have watched the town go from a quiet Grayson County crossroads to the next stop on the growth corridor running north out of Prosper and Celina. I spent more than 30 years in residential construction before becoming a TREC-licensed inspector, and Gunter is the one place on my schedule where drive time is never a question.
Being local shows up in small ways that matter on inspection day. I know which parts of town sit on the heaviest black clay, which older streets pond after a storm, and which subdivisions have crews rotating between multiple builders. That context goes into how I read each house, and it goes into the report you get within 24 hours.
Gunter Is About to Change
For decades Gunter has been a small town with a school district people move here for. That is still true, but the scale is shifting. The Bridges at Preston Crossing is already building golf course lots along Preston Road, and Platinum Ranch, one of the largest master-planned communities ever proposed in Grayson County, is planned for nearly 2,000 acres with thousands of homes, a school campus inside Gunter ISD, and frontage on the planned toll road. TxDOT is also studying a relief route to move FM 121 traffic around downtown.
For buyers, that means the Gunter market is now three different markets, and the inspection has to match the property.
Three Kinds of Gunter Property
Acreage on septic and well
Outside the city limits, most properties depend on a private septic system and a water well instead of city utilities. A standard TREC inspection does not include a full septic evaluation or a water quality test. I document the visible condition of the accessible components, note signs of trouble such as surfacing effluent, soggy drain fields, or pressure tank problems, and recommend a specialist whenever the property depends on these systems. Replacing a drain field or drilling a new well is a major expense, so it is worth knowing before closing.
Acreage properties also tend to come with a detached garage, a barn, a shop, or a well house. How much of a detached structure is covered depends on the scope arranged for that property, so mention outbuildings when you schedule. I’ll tell you up front what the report will and will not address.
Established homes on the downtown grid
Many in-town Gunter homes have been in the same family for decades, and the mechanical systems reflect that. Original panels with limited capacity, water heaters into their second decade, HVAC units well past typical service age, and roofs that have weathered several hail seasons all turn up regularly. Older homes here are often pier-and-beam, where the questions are sill condition, pier movement, and whether the crawl space stays dry enough to protect the framing. None of that makes a home a bad purchase. It means you need a clear picture of what is already deficient so replacements are a budget item, not a surprise in your first winter.
New construction along Preston Road
As production builders move into Gunter, the same workmanship variation seen in the Collin County suburbs is arriving with them. Attic insulation gaps, HVAC ducting that is crimped or poorly supported, outlets that are reverse-wired or missing GFCI protection, and grading that pushes water toward the slab are all common. If you are building in one of the new sections, a pre-drywall inspection while the framing is open and a new construction inspection before closing are the two visits that catch the most. An 11-month warranty inspection before the builder warranty expires closes the loop.
Scheduling an Inspection in Gunter
Most Gunter purchases start with a standard home inspection, with add-ons chosen for the property. Because I’m based here, I can usually fit a Gunter inspection into the same week. Your report arrives within 24 hours, with photos and plain descriptions of every finding.
From Gunter, I also cover Van Alstyne to the east, Sherman to the north, Prosper down Preston Road, and the rest of the service area.
